What is Deal Radar™?
Deal Radar™ is the proprietary intelligence engine Guillermo and Nicolas Diaz built to evaluate South Florida real estate. Every active listing is run through it and returns a single verdict — STEAL, GREAT DEAL, SOLID, or PASS — so our clients know what a property is worth before they offer. It is exclusive to clients of XI Realty Partners.
What do the STEAL, GREAT DEAL, SOLID, and PASS verdicts mean?
STEAL marks the rarest opportunities — they appear on a small fraction of South Florida listings in any given week. GREAT DEAL marks properties priced below what the asset is worth. SOLID means fair value, worth considering. PASS means the price is ahead of the asset, or the risk isn't worth it.
What does Deal Radar™ find that a normal search doesn't?
Ordinary search shows you what is listed. It cannot tell you which seller is about to move, which price is ahead of the market, or which listing carries a cost that only shows up after closing. Deal Radar™ is built to surface exactly those situations — the opportunities and the risks that never appear in a listing description.
Who can access Deal Radar™?
Active XI Realty Partners clients. Access is granted once a representation agreement is signed. Our clients receive the verdicts, the analysis, and the reasoning behind every recommendation.
Why don't you publish how it works?
Because it is the edge. If the method were public it would stop being an advantage for the people we represent. Our clients get the conclusions and the reasoning on their properties; the system behind it stays ours.
