Bridge clearance

Every crossing between a dock and the ocean on the Intracoastal, the New River and the canals behind them — the closed clearance, whether it opens, and who to call. Enter your vessel's air draft and the guide reads the route for you.

Intracoastal Waterway

15 crossings · north to south

The main north–south channel. Every crossing here is a bascule (draw) bridge, so height is rarely the limit — opening schedules are. Most open on signal or on a 15/30-minute cycle; VHF 9 reaches every tender.

Before you trust a number

How to read the guide.

Closed clearance

Every figure is the vertical clearance with the span down, at mean high water. Low tide gives you more; a king tide or a loaded boat gives you less.

Draw vs fixed

A draw bridge is never a hard stop — it is a wait. The fixed spans are the ones that decide which boat can live behind a given dock.

VHF 9

Every tender on this stretch monitors channel 9. Call with the bridge name and your direction of travel; the phone numbers are the same tenders.

Verify before you commit

This is a buyer's guide, not a chart. Confirm with the Coast Guard's Local Notice to Mariners and the tender, and let us put the constraint in writing on any property you are weighing.

Questions buyers ask

Bridges and boats

What is air draft, and how do I measure it?
Air draft is the height from the waterline to the highest fixed point on the vessel — a hardtop, tower, antenna or mast. Measure it at the boat's normal load; a light boat rides higher. Compare it against the closed clearance of every fixed bridge between the dock and the inlet, and against the closed clearance of any draw bridge you would rather not wait for.
What does 'closed clearance' mean on a draw bridge?
The vertical clearance under the span when it is down. A boat below that number passes without an opening; a boat above it needs the tender to raise the span. Draw bridges never block passage outright, but a vessel that needs every bridge opened lives on the opening schedule — most South Florida bascules open on the hour and half-hour, some on signal.
Which South Florida homes have no-fixed-bridge ocean access?
On the Intracoastal itself every crossing from Delray to Dania is a draw bridge, so the Intracoastal is no-fixed-bridge water. The fixed spans are on the side waters — the Middle River, Cypress Creek Canal, Hillsboro Canal, the New River above Davie Boulevard. A home's real constraint is the lowest fixed bridge between its dock and the ICW, which is why our waterfront dossiers state it per property.
Is this guide a navigation document?
No. It is XI Realty's field map, structured for buyers. Clearances are the closed clearance at mean high water as recorded on the water; tide, load and construction change the real number. Verify against the current Coast Guard Local Notice to Mariners and call the tender before committing a vessel.
