K-Park is the 70-acre tract on Wellington's State Road 7 corridor acquired by Related Ross for $47 million in 2025 — the firm's first major Wellington-area land acquisition. The Wellington Village Council unanimously approved rezoning and two conditional use approvals for the property, clearing the way for full master-plan development. The approved plan combines a commercial district anchored by a pedestrian-only promenade with a new private school serving students pre-K through grade 12. Residential components are planned for additional phases. Construction is expected to begin in 2026. Phased delivery is projected to run through 2030+ depending on absorption and the residential program release. Related Ross is the same developer behind South Flagler House in West Palm Beach and brings significant institutional capital plus the Related Companies' (Stephen Ross) Hudson Yards / Time Warner Center pedigree to Wellington for the first time.
